i actually came across a deal in the Saginaw area for about 500k (22units) which might be promising.  

The house needs a roof, and I promise it will sell much more easily and for more with a brand new roof.

The most promising avenue seems to be applying my writing, research, and marketing skills to the real estate business.

Well first of all, anyone who promises you fast results or “secrets” is not a coach...I would run not walk ....for a coach or mentor to be effective you have to have clarity regarding what you want and appropriate expectations...a coach can go a long way to shorten what is a long learning curve...you can do it without one...your odds of it taking longer , losing money or otherwise failing to take action are much, much higher....if you aren’t ready for a coach you should listen to every podcast on BP .  

I like this forum but theres just so much crap being said about wholesalers lol.. stop generalizing... there are good and bad wholesalersSame way I don't generalize RE agents like yourself even though everytime I call expired listings I hear the usual " my house is worth 100K but the realtor promised me 2 million for it so I went with him and he couldnt sell it" story... doesnt mean all agents are **** right ?

Do you know of any zip codes, blocks, or streets that seem promising currently but are on the lower end for purchase price?

The problem is turnkey providers don't provide continued management to keep your asset performing as promised.
