However, as someone who has never(fingers crossed) been involved in a lawsuit in close to 30 years in the business,  I would still offer to settle by refunding the deposit with a signed agreement by both parties agreeing to no further action.

The bulk of the Cardinal Drive area is a nice neighborhood/family friendly area of the Dale City portion of Woodbridge.From an investor's standpoint the mismatched appliances don't bother me but as a potential homebuyer it could appear as a shortcut to save money which could tint the way the look at the remainder of the home (when I worked for a flipper in the past we realized that we had this issue with a home we were trying to sell, none of the potential buyers could really put their finger on the what exactly was giving them pause but the additional money was spent to match the appliances and it went under contract within a week, may have been happy coincidence but from an emotional buyer's point of view, it could be skewing their viewpoint without them knowing).

And I only got busy because my wife forced me to it by bringing us our first rental deal.But to be totally honest with myself, I should have given graduate school and academic dreams the finger back in the late nineties and apprenticed myself to a good renovation outfit to start working up to a lead position straight out of college as a humanities graduate.
