I'm almost 21 and real estate investment has been on my mind for years, since someone explained to me the concept of OPM.On the forefront, I'm a broke college student who (thankfully) works for herself as an eBay contractor in the antiques and collectibles business.

As a newbie, I've done my share of lurking on here and have been surprised to see many people seriously considering deals where that concept is not followed.

I don't know your market numbers but as a concept to think about in your contemplation, making sure the replacement cost at least covers your cost basis (all in) should be a milestone.

In most cases, the mortgagee may not pursue this concept but they can at any time.

I'm currently reading this book and am trying to get more info on the "buyer broker" concept mentioned.  

I love the concept of firing my boss.

But its possible it could have changed.Glad you found this @marion edwards because when i tried telling people about the Homepath financing for investment properties, people basically told me I didnt know what i was talking about.

Best advice I can give you is use the concept of modeling.
