I have a friend who works for a well-renowned construction company in our town who has offered to be our general contractor at a discount (only charging us 8% vs. the standard 15%) and "teach me the ropes"/make the right introductions so that I can repeat this on my own in the future. 

My main concern is that the contractor does not extend past the 3 days and take any time off for weekend.

My concern is obtaining a construction loan without a contractor's license.

After all, if a fellow investor is willing to take unethical actions in a contract or against a buyer or seller, what makes anyone think this person won't also lack ethical principles when dealing with YOU directly? 

I am a very hands on person and am picky about my own contractors/ repairs.

I know someone that has Properties ( as many as you want ) PM contractors and much more , happy to recommend .

I would greatly appreciate any referrals for consultants and contractors as well.
