Gents, I was raised in C-ville, graduated ‘04 from Woodland and played ball at Shorter in college.

The seller has to know that people are going to come to play ball if she's making demands like a non-refundable deposit. 

We work like dogs to not miss one rogue hair, one balled-up tissue, one dirty spoon hiding in the dishwasher. 

I also neglected to mention I had question him on wanting me to go door to door to ask if anyone knew someone who wanted to buy a house and he screamed at me at the top of his lungs for 10 minutes.Look, someone who tells you "if you don't follow through on what you say you're going to do, you better be unconscious or dead" then drops the ball on something as big as getting contracts sent when they say they will and before it's too late (as he did), then refuses to take responsibility (he refused to discuss it when I questioned him "let's just move forward, what other questions do you have" was his response), that's a poser.

He is a contractor in a neighboring town and was able to give me a ball park guess on the costs and who to call.  

And I made some big mistakes. but I also got the ball rolling and wound up with some amazing properties that have performed well and appreciated like crazy.So I guess my encouragement to you is to to go for it!
