For that, there's increased level of scarcity and if you fit that criteria my recommendation is to stay long the hard asset.If you can't meet that criteria, go buy the debt behind it.

A good broker can communicate between multiple lenders and often times has established relationships within the C-suite levels of multiple lenders that they can make calls on your behalf to "shake some trees" and get things processed not just in a timely manner, but in a manner that is on time based on what you are trying to do.Unfortunately it is not uncommon per se, but knowing where these hang-ups tend to happen and how to time everything based on lenders timelines and processes is where it can be helpful to have 'go to' lenders that you are familiar with, and they are familiar with you to help get things done.Good luck though, happy to help where/if I can.

I can ship to FL.For those just getting started some great entry level bottles that won't break the bank are Elijah Craig, 1792 Small Batch, Old Grand Dad 114, and Eagle Rare (if you can find it).Important thing to remember is that bourbon and whiskey is a lot like art - there are definitely some underlying qualities that make it "good" or "bad" but for the most part the flavors and proof combination is somewhat subjective.

On the other hand, a recession could cause mortgage rates to go down more but it will likely not drop to COVID levels or even the levels we saw during the foreclosure crisis, unless the Feds start up with Quantitative Easing again.
