Treating each situation (Caring) different is what gets lenders in hot waters with the regulators.

A good deal of it is cosmetic but as its an older building and the current tenants (month to month thankfully) are treating the place like the slum the current owner has let it turn into, there are plenty of less cosmetic fixes that will need to happen. 

I have found a huge difference in the way I am treating as an investor depending on the bank that I use.  

Normally, when you buy a property on a Wrap and you have a renter in there, it is simply treated as a rental with the same consideration as any other way you'd finance a rental.

Again, treat this scenario with extreme caution.

Treat him fairly and honestly but don't stress about how he's going to feel because he apparently doesn't care how you feel.

And you should treat it as such (separate bank accounts, contracts, insurance, etc.). 

Open windows let in road dirt, dust and allergens that settle in your home and never leave and in doing so, promote health problems that go improperly treated for years.

On the other hand, if treated as an 8-plex, you'd be evaluated on income of the properties.
