If you only have one bathroom, make sure you're ready to go with everything before taking out essentials like the toilet and shower.

Running water, electricity, heat, flush toilets?

Correct me if I am wrong, but this isnt the best deal (depends on your strategy) but a straight value-add long term hold the numbers don't pan out.  

No leaking toilets, replacing carpet, etc.

Those were a drain pan issue and a nonworking exterior heat pump that was causing a circuit breaker trip. 

In the process of doing all this I also have a handyman that has been managing everything from fixing leaky toilets, repairing roofs, helping locked out tenants, collecting rents, handling evictions, and helping with leases where needed.

When COVID recedes, when the equity market loses the mania and prices dive down (possibly dramatically) to reflect future earnings potential, and when people start getting laid off or told that their office is going fully virtual and they can work from anywhere in the country, I have to assume that that is when we are going to start seeing the dramatic effects of the gargantuan pan-American urban/suburban-area real estate bubble burst.
