Stuff like "tenants are not allowed to have potted plants sitting on hardwood floors" - clearly there was an issue one time with water damaged floors, but next time they get damaged because their dog keeps spilling his water..We use a set of lease documents (the lease, rules&regulations, lead based paint disclosure, smoke detector and CO2 detector notice, pet agreement) we buy from a specialized provider.

As the others have said, F&F’s are for the quicker pay day, whereas B&H is long term — think ‘planting seeds.’With the B&H strategy, once you get it cash flowing, you’ll have a steady stream of income on a hopefully appreciating asset.
