Nobody is giving you a policy unless you've paid for it.The promises made in a warranty deed are strictly from the seller to the buyer, and yes a warranty deed can be executed by a seller without a title insurance policy being issued.

There is a strict timeframe to name the property you will be replacing your current property with, and if you do not have this all lined up prior to selling your property, you risk the 1031 exchange failing.

If you acquire an underperforming one, increase revenue and fix the fundamental issues, I’m sure that you can then show a bank your operating statement and get a small business loan but I think with a small business loan, the money provided is strictly for use within that business.

Especially if it's hard moneyif it's a heloc or private money and your financials are strong enough to hold both notes, they may not care to do either and just cut you a check. seasoning is common and differs by loan product and the bank overlay (meaning the bank may be more strict even if the product says 6 month seasoning and require you to wait 12)delayed finance is a bit tricky because it generally requires a lender who knows the program well.
