Here's a shortcut to get you 80% of the way there: do a google search in your local market and check out the top 3-5 property management companies.

Check out your local real estate investment club which is a good place to start.

Unfortunately, I do not have a straightforward answer to this question.

I plan to check out Detroit and Cleveland really soon and see about a few properties there.

But the risk is that should the deal go south (check out what happened to real estate values in 2008-2012) the investors may sue you for selling an unregistered security without an exemption from registration and since you did not utilize a Reg D offering you would have no statutory defense.
