Can't really blame them I guess.The rents are about 20% too low and they have atrocious tenants, all of which spells opportunity for a new owner.About the tree: The city doesn't have any rules against it since it's not on or over public land.

You don't have to spell out every instance HOW a tenant can damage your unit, it is expected to be cared for within reason with the exception for normal wear and tear.

Thank you, I agree, fear is a big emotional challenge, but fear is something and cautious is something else Cautious is fear spelled differently.
