Do you use a particular software/app?

What method do you use, (or tools/software), to "archive" market trends to ultimately have your own "database" to draw market insight from. 

This would be my first experience in a true investment property and I plan on managing the properties using Buildium as my software platform (company I work for).

Is there a particular program/software/template you use?

Several third-party software developers make such add-on/plug-in packages for Excel.EDIT: Be wary of any potential analyst doing this without using some type of Monte Carlo simulation or similar technique.

Just want to make sure I am on the same page...Keep in mind when thinking about property managers, they have overhead of conducting business, including employee wages and benefits, hardware and software costs, utilities and rent for their office location, insurance costs, licensing costs for their employees plus the time and effort put into maintaining compliance with applicable laws regarding third party management of real estate assets.

What are the best CRM software out there that is also affordable?

Our property management software has a buiilt in system that can show us the comps of all the property managers using that software. 

What are some online websites/ software platforms for RE portfolio managing?

If however you are looking for a property management software that also offers rent collection then you should probably look elsewhere.
