Your argument would suggest that if I bring home $2k/month in cash flow from a rental property in LA (where I live), that's a good deal, even though I probably had to put $2M cash into it initially.

I currently reside in Ohio where I buy SFR rentals and do a couple flips a year.

Are you only interested in KC or are you open to other markets where you can still have some cashflow with all the expenses you mentioned in your post?

See it a lot in these older homes where things are unlevel and outright wonky.

I have a confession: my only duplex, which I gave owned now for 2 years and recently moved out of from a house hack, has proven to cost me more to maintain/pay taxes/repair/fix etc to the point where my cash flow is close to zero.
