Although the odds of something bad happening are slim.....stuff does happen.If you could find out who is in charge of this you could at least sign sort of agreement regarding liability....?

Have one of the students sign the whole lease and let them sublease the rooms to other students.

The security deposit should be paid upon closing to you to hold as the new landlord because you inherit those tenants and the lease should be signed over to you as well at closing.
