I’ve got a question for those of you that flip without rolling up your own sleeves, but dirst a little backgrou d.

I'm thinking that a want to mainly focus on multifamily after I get rolling because of the residual income but obviously I have a lot to learn before I get to that stage. 

All day long.... you do not need an RMLO since you do not meet the # of financed loans per rolling calendar year but it is better to have them determine the ability to repay anyway.

At first I was using 10% because in many metros, that's what PM's take from the monthly rent roll, but then I realized that was only part of the story.Each time a tenant moves out, a PM charges 1 month's rent to place a new tenant.

Do you simply take that 75k and roll it into your next property but making sure it's not more than that amount?

Hello,Does anyone have experience where some transfer funds were missed since it was not captured in the rent roll provided by seller?
