My primary residence is debt free as is my rental property-- the thought is the rental will supplement the retirement income and I'm not chasing ROI/ COCr / vacancies / etc.Thanks for the welcome! 

I recommend saving money to enroll in real estate licensing classes and to take the licensing exams.

I know that they are pretty big and competitive and also our competitor :) My management  company has great reviews and better pricing, which allows you to save PM me if you are interested in discussing it further. 

I am in the process of gathering information and knowledge about real estate and trying to save like crazy for capital!

If he wants to retire and doesn't have cash, that's why he's selling. 

If you save 50k per year, but it costs you 100k to acquire a rental, you're going to get 1 rental every other year which is way too slow to move the needle.

In general I'm saving for repairs to the property, but we all know that this covers a wide spectrum.

I include every single thing, however small it may seem...3) Do not try and save by buying materials yourself.

I currently have about $30,000 in savings for this purchase.
