Restaurants, bars, theaters, concerts and sports at the HP Pavilion just to name a few.

(I operate a restaurant) Anyone else start this way?

My wife and I had a bit of a 'culture shock' when we went from a high rise in River North to our first investment property in Irving Park...but we eventually grew to really love Irving Park and found a ton of great local restaurants, etc.  

If you have a w/d spend a few more bucks for stainless-steel hoses and a water monitor/shut-off.

The timing of this was just prior to the business shutting down. 

Living in this area over the past few years I've noticed how it's steadily improved, with great restaurants, parks, and schools nearby, and I'd like to continue living here, but I'm also not opposed to moving if I found a great deal elsewhere.Anyway, that's my deal, thanks for reading and I am happy to be a part of this community.

I currently live in Sharpstown, I love the area with it's proximity to shops and restaurants in Chinatown.

For each of the submarkets you can look for crime rates, school ratings, amenities such as cafes, shops, and restaurants to determine if it's a good submarket.What is your investing criteria?

I don't tip when I go into a restaurant and get takeout. 

And of course cafes, cool restaurants, yoga and crossfit places are always good.
