As a reminder it’s best not to buy commercial (5+) on proforma which is what most commercial brokers will suggest and steer their OM to show.

The situation is as following, the Tenant's lease ends on Oct 31st 2021.I sent out a Lease renewal asking if they would like to renew, 38 days before the lease ends, it's been over 2 weeks and they only "verbally" said yes they want to renew, but havent responded to any of my texts for the past 2 weeks. ( I only sent 3 texts).I provided a deadline for make up their decision (Oct 8th) in that text, That was sent Sept 24th.Today, Oct 8th, I texted for AN URGENT reminder, put a note under the door reminding them that today is the last day to "decide".

I try to remind myself that its a rental, not my personal home ..... but I want my places to look nice.

I learned a long time ago that people only do what you allow them to, and it is a shame that a lot more of us don’t stand up.In my journey to become a real estate investor, I get daily reminders that if I don’t know who I am, What I stand for, what I want, and how to do it, I won’t succeed.

Another vote for Cozy here, easy for tenants to link their bank account, nice reporting one click to export an excel of payment history come tax season, I also like how it sends an automated "upcoming rent due" reminder email to tenants out a few days before 1st of the month.

Reminds me of the game "Pit" or Spoons where you yell "TWO TWO TWO" and someone grabs your cards and you swap them out again.

It has been a while and now that you reminded me, I might just try again. :)
