"No Cash Refinances" have ZERO seasoning. 

That said, I have an 18-unit that would be a great addition but I'd like to bridge it until the larger refinance and then include it as part of said refinance.  

Some ideas besides that:Depending on how much equity you have you could do a cash out refinance to get money that way. 

If rates fall significantly, refinance.

Once the DADU is finished, you can refinance your property, ideally through a cash-out refinance, to pay off both the HELOC and the construction loan.
