If they are going to cover business activity, you can bet your bottom dollar that the insurer will review all of your practices and procedures in order to determine whether you are doing things safely and in a law-abiding manner (see above, first paragraph).So yes, get plenty of insurance, and a corporate entity between you and your adoring public may be most convenient (consult your lawyer as to whether and what type).

If the LLC you used for flips is an S-Corp have the conversation with your accountant about whether or not you should use it for long-term holds.Since I'm a proponent of not having our names on a public record I support purchasing inside of LLC and even better inside of Land Trusts.

Reasons - a) Super easy for anyone to find transportation....LYFT/UBER, rental cars everywhere, etc... b) I would not want to be inserted into the 'liability loop', c) It does not provide a true value add IMHO.
