The record is not terrible, but I'm not a fan of their model because it targets investors for whom these are wholly inappropriate investments.

Hi Prabhash, A lot of my investor buyers have targeted the south Florida area for their purchases due to location and high rental demand. 

Get to know the area you want to invest in based on your target market (to be determined by you) What will that amount of money get you down payment wise and if it fits the niche you have decided is right for you.

"You want to make sure you hit those targets" is a quote that speaks to me.

With that being said, would the demographic I rent the 2-3 unit MFR be different from the demographic targeted by this massive rise in larger MFR (apartment complexes etc)? 

Generally targeting C/B properties in B neighborhoods. 

They will definitely help cut your learning curve dramatically and help point you in the right direction as far as which neighborhoods to target and which ones to stay away from.  

We specifically target the market segment that is looking for a slightly nicer-than-average MTR and we are priced and outfitted accordingly.
