1979 NACU 2bd mobile home.I basically have one concern ~ there is a open pipe on the roof, perhaps once used as plumbing vent (we are unsure where they've been rerouted).There was a nest inside, I poked and prodded, no softness, no mold or mildew within field of view.I'm just somewhat worried, it seems this pipe has been this way for a very long time, it crumbles to the touch.

Particularly around South GA, and North FL.I would like to start out with mobile homes beacuse I have experience in repairing them. 

Live below your means for a while to grasp what you need in your life and understand the importance of wealth and know that it is not easy.Be mobile and ready to go to where things are happening.

The way you're doing it is the only way they are available on mobile at this time.

@DJ Tosh Here is a tip I aquired from a podcast about mobile home parks:Call the department at the local county (near the park) who handles records for mobile home parks.

I buy with cash when I get a sweet discount for doing so (closing quickly) or buy an odd property (2 homes on one lot or a mobile on land for instance) or one with too many repairs for a bank to lend on.My last cash buy, rehab, rent captured about a 55% equity gain.

It has a double wide mobile and a 6500 sqft old paint factory on it.
