Now I can see some builders having an issue with comps.. but other than that its crazy to take these funds as income and then pay tax and plow it right back in.. 

I am also have issues with this construction group....

Also keep reserves beyond your 30k for unexpected issues.

I see two separate issues.1.

The only issue is the interest rate is 7.125%.

What is as important is that you require the insurance to be issued with you as the landlord as "additionally insured." 

So far, it’s going really well, and I’m glad we made the shift.For me, the decision wasn’t about issues with self-managing but more about freeing up time and mental space to focus on the next steps in our investing journey.Curious to hear others’ experiences as well!
