We work with one lender that will doa  2nd up to 60% LTV but its a loan not a revolving / open ended line of credit. 

Since I'm not a lawyer, there might be a specific reason, depending on your situation, why that might be useful.On the other hand, I've seen crazy large structures for small portfolios, and there are many attorneys willing to charge you for the help of setting them up. 

In this case, change the locks, clean the place up, and get it rented.

There was a hold up on sewer capacity , they found out they had to get an easement from the state to cross a state road , that took time .

On FHA and conventional, when you put less than 20% down, they hit you with Mortgage Insurance which can eat up any cashflow.

We quit real estate investing and it took me 23 years to start again.
