Good morning everyone,Curious to see if someone could help with the following question:If I perform a cost segregation study for a short-term rental property purchased the previous year, would I amend the return for the previous year or adjust in the year of the cost segregation study?

An investor agent or STR agent should be able to advise you on the specific areas that perform great.Regarding property manager, are the properties you're looking at luxury? 

@Andrew Steffens, fair enough, but with a lower entry point, higher appreciation rates than most small cities (it has 100,000+ residents, which is not little), great MTR-LTR metrics, and nearby well-performing regional attractions, it has a lot of data pointing to it having a shot at success. 

I'm in the retail sector, primarily value-add product with a great location but poorer performance than the market average.

It produces useful reports for various properties.Cons:   They over promise and under perform on virtually everything.  

In previous crashes, the market out performed class a whereas now, it is initially out performing A, but many economists are for casting a quick recovery for A while B and C take a few years to rebound fully. i think new buyers have to require a higher going in cap to protect themselves.

Admittedly I am new-er to the Valley, but from driving all over it, it seems that the West Valley is going crazy...they are building as fast as they can. 2 new chip factories and tilt-ups everywhere.I'd bet on the West Valley if it were me....

That is your best bet to ensure it is watered regularly.
