Thats the nice thing about resort areas they live on it rules will never change. 

I have one property in the 48205 zip code, but it's in a nice part of that area. 

After around 2 years of payments we sold the loan and went from a loss to a very nice gain. 

It is also nice having the HOA as it spreads the cost for flood insurance and the roof we recently replaced

It is nice to start conversating with people before we get down there so we can make the most of our time.

Its CMA system is fairly accurate, but the free lead lists and the easy use of marketing and sending letters and postcards is also nice.

We are now getting notice from something they filled out asking us about their payment history,  They are nice people and take good care of our home, but they lack communication and clearly can not handle their finances.  

Nice places in the $250-350k range then several in the $150-175K range that either look updated or like it needs to be renovated.  

Not to mention that I own log term this beautiful house in a nice suburb of houston, where all the big components are brand new and expectin Lessons learned?
