Sewers to me are a foreign concept as I've been fortunate to always be on city water and sewer. 

I really don't have an issue with the concept but I don't like being told I have to deal with the monstrously ineffective and arrogant bureaucracy that AMHA is. 

If we hadn't moved forward and made the offer and went through the process, negative as it was, we wouldn't have met the people we have who ended up helping us more in the 2 hour meeting at the end than anyone else. 

(We have fixed up 3 houses now and primaries not fix and flips and really enjoyed it) my job also works 1/2 the year so I have plenty of free time for rehabs.Option 2, just purchasing a long term rental with the cash out but this will produce a negative cash flow due to the cost to rent in the springs area and $0 down.

@Calvin Graves So I disagree with the concept that the lease covers all bad/undesirable behavior that would cause a "normal" landlord to non-renew.

I learned a lot from Scott Jelesnicks Slow Flip program because it was a concept I knew nothing about.

The chain of title will also show that you bought the property which would negate any anonymity protections with the LLC (Wyoming LLCs).

I've considered taking a HELOC to do repairs but after reading Rich Dad, Poor Dad, I've second guessed that idea but leaving as is would negatively impact selling the home.

That’s super helpful.my back up plans to that idea were to either.A. 1031 it into a new build with far less maintenance costs for another 3-5 years before recycling that same concept. 

If you're ok running slightly negative cash flow in an effort to get your capital back, that's a different story.
