Also, I assume a 10% property management fee in my calculations and based on initial conversations.

By nature a business is all about cash flow, equity is second.

I would base the decision off of how good the deal is from both an equity and cash-flow standpoint. 

Review the quality of the tenant base (do they have a history of paying on time, what were the original screening criteria, do they have applications on file).
