This little town is on the coast and a lot of my clients are either snow birds in the winter time or families out of Atlanta in the summer.There are a lot of things to be careful of and below are a few1) Most all of your tenants will be lower income.2) You have to be tough as nails, if they cant pay they have to leave and i suspect you will be left with a problem on your hands.

Those things can be ripped off of the roof, they're mostly for something to nail the shingles to.

Remember, in most states you have to pay the tenant any interest accumulated on the deposit so putting it in a cap one account for instance wouldn’t benefit you. 

In the end, you will either have nailed the deal or learn valuable finance lesson.

There was no expectation that I would be buying today or even within the next month, but we were building a rapport on how we want to work together and nailing down exactly what type of deal would be the right deal so we could jump on it when it came up.
