I live in California, this is a bay area property.were not looking to move out of state and house hacking is less palatable when a duplex costs 1.6 million.

It is virtual over zoom but taught live.

That means the government has been borrowing my $600k (instead of $1.2M because I don’t live in California.) interest free for more than 10 years.

I have great tenants, because I refuse to buy a property I wouldn’t be willing to live in myself.

A few thoughts on the subject from someone who made a living doing this until the laws changed on the West Coast.Most folks in foreclosure go into deep denial.

I don't know your living situation but if your paying x,xxx for rent or a mortgage and instead by living in one side and renting out the other you will be paying y,yyy instead and y is less then x that's great, especially if you can rent out your primary residence and make income there too.
