Having searched the archive here, I have not isolated this topic before.

My first instinct was to just put everything on the market immediately after I closed but list the vacant lot separately from the house to isolate the value on each of the 2 properties.

Lastly, I understand that in a couple of isolated instances a the Qualified Intermediary has simply stolen the funds from the first sale.Are there other downsides to doing a 1031 exchange?

@Sharad M.Thanks for your contributions but the text was not in isolation....it specifically calls out the context of the cheapness with respect to the neighborhood...cheap is good only if it makes sense.

My guess is that the house needs some repair and is isolated enough from the city not to attract interest.

I also had a couple of shell ones set up just in case I needed to shift one property into one to isolate it.I didnt show my trust docs at closing, they were in a filing cabinet in my office.In order to get the beneficial interest info from someone that didnt want to give it, they'd have to depose the trustee and in order to do that they'd have to serve them.

The beauty of real estate investing is there is no one-size fits all for any investing discipline, simply isolate your goals and find the investment vehicle that is going to provide you the returns and lifestyle investment (time) for you to achieve those goals. 

This is because if it only had 1 death in a 3 block radius, that could easily be an isolated incident and not a real cause of the daily life and culture of the street.
