I didn't know you had been appointed as the internet arbiter of acceptable "professional" behavior by women.

A personal home is a life style choice not a investment.Due to the fact that a personal home is more expensive to own and maintain renting while saving to invest is a smarter option for those wishing to concentrate on investing.

I was a rookie and did not take this into consideration when taking on the property, even though it came up in the inspections (which I re-read after my contractor told me of this issue, I did not know the magnitude of what it meant when it came up, and the realtor did not point out what it meant).I would suggest getting off BP, and searching the internet to find a local asbestos guy who can give you the facts. 

Until now, I only do buy and hold, but I want to quit my job here in Argentina at the end of the year, go back to Germany, work only a few hours as employee and concentrate on real estate.

It is a bit mind blowing that we can now access such a vast resevoir of wisdom here, kinda makes up for all the time wasted on nonproductive internet crap:)The warchest therory has another downside; similiar to folks endorsing gold to hedge against catastrophe, what happens when the storm passes and you and everyone else now has to turn their gold into cash at the same time?

Also, take into account the amended rules AB 2299 and SB 1069, and explore the opportunities they could provide you in the neighborhoods you are concentrating on.  

My attorney here in AZ has a form that we send to the tenant that they must have filled out and signed by their Doctor, we accept nothing other than our form because generic forms are sold on the internet everyday.

When tenants don't have email or internet (we have a number of tenants in their seventies and eighties) we have them sign a permission form and then we set up the ACH for them.

I would concentrate on some simple criteria to weed out properties.  

The next step would be to get off the internet and talk to real people such as a lender and real estate agent, they will be able to help you get the process moving.
