With Indy SFH#2, MTR could be possible but PM companies charge 15% PM monthly management fee and I have to pay for all utilities and internet/WiFI and furnish it.

@Alecia Loveless you haven't established proper boundaries.Also, willing to bet the other tenants in the building KNOW what this tenant is like and thus, has few friends in the building.How do you establish boundaries?

I didn't ask them about MLS deals, but I'd bet 95% or more of them get done.Ask your main title company how many of their MLS deals close vs how many of their wholesale/off market deals. 

The area along the coast between Charleston and HHI is a good bet, also.

BUT if I was local you bet I'd fill out a rental application, hand deliver it to the appropriate office, and then ask to schedule an inspection in 1 day. 

I bet my inspector if he was inspecting the home I live in (which is pretty nice) would have a much longer list of findings.  

I am willing to bet that CAP rates aren't the same.And again, this is only for commercial properties.
