I would love to do more and learn more and meet more people and hopefully start partnering with other RE investors very soon.I also want to add, one of my nursing gig is to visit patients in their houses all over OC and LA (if I feel like driving) and whenever I drive around neighborhood areas, I make sure I wear my RE investor hat and I see a lot of properties that could potentially be a flip.

When looking at an off market property, wear 1 hat (investor or Realtor), and be careful if you try to switch hats mid deal.

Just the 4 siblings already locked up in some legal mess, throwing my hat in the ring would just add more fees by adding a lien that has to be dealt with.

I'd recommend he focus on those so he can get some decent equity and some great work experience as one has to wear many hats in a small lab.
