Finally, as Chris mentioned- this deal has some additional layers of possible risk. 

For example, you may buy a property today and budget money for capital expenses each month for the next 5 years until finally you need to replace the HVAC.

Nobody worries about the $65k I just paid in legal fees to finally get ownership of 2 properties that the borrower hasn’t made a payment on in almost 3 years!  

Finally, you should write with the principle that each sentence should make the reader hungry for the next, each paragraph end in a sort of cliffhanger.

I don't know what the final per ft number on that house was but it was easily $25k-$30k over budget. 

If the numbers work for you (Cost of acquisition + cost of repairs + loan costs vs Final value) then it could be a deal.....Speaking of crawlspace, make sure you have really good ventilation under there...
