I currently use QB Online but they don't have a job costing feature, only workarounds for now.

@Mark DiGioia there are numerous property management softwares out there that can help you collect your rent online as well as provide other property management features.

Did your in laws add any other unique features?

@Andy Bondhus I don't know the legality behind any of it but I do know that a lender can offer a program with specific features, in this case escrow, and if you do not agree with it, they do not have to lend. 

Also recently I was featured on DIY NETWORK FIRST TIME FLIPPERS.

The private companies that specialize are really nice to use they have great features and more updated info than the title companies sometimes.   

That being said, there is a way in QB SELF EMPLOYED to manually insert transaction - a feature made available so you can insert a transaction if connection to your bank account is not working. 

I'm a Plus member and when I click the Other Actions option, I don't see this feature.

Tons of report features. 

I "found" it about a week ago while inputting the terms for a new lease... then a couple days ago I received an email about the "new feature".
