It's ok if you don't, since you're still fairly early on - but something to think about. 

You need to follow all Fair Housing guidelines. 

You mentioned a couple times that you had "feelings" of some sort about these people- reacting to your feelings when screening tenants is a good way to get caught up in a fair housing case.

It's fair to charge for this additional work, but it's not nearly as much as placing a new tenant and shouldn't be as high.I charge 50% of a month's rent for placing a new tenant.

I rely on the Fair Market rents on the HUD website, www.HUDuser.org and my rents are almost always above the median rents on that site. 

Stay consistent for fair housing.

The price seems pretty fair.

I would highly recommend bringing in an advisor or broker with specific experience and knowledge in this asset class.I have seen many of these parks trade hands on a handshake and a dream, however, you could be taking a huge gamble if you don't get microscopic on the front end.
