Prime with Zinsser no sand primer paint with  Behr Urethane Alkyd Satin Enamel Interior/Exterior Paint from Home Depot 

So I thought it was a great opportunity as we demo the casita (keeping the original brick exterior for the historic neighborhood) to expand it into a duplex.

Hi all -I am under contract on a buy and hold property in Amrbidge, PA that needs to have a front brick porch demo'ed /or repaired and a crack the exterior brick siding refilled (pictures attached). 

These subcomponents could be anything from HVAC systems to light fixtures or flooring and exterior improvements.

From the exterior they seem to be well kept up.

If its a full on BRRRR you'll want to budget for winterizing of the plumbing pipes, slower turn around times, and not being able to do exterior work until the spring.

Mine has roof, floors, hvac, appliances, hot water heater, bath and kitchen remodel, exterior paint or siding, driveway, etc.

@Bruce Woodruff - I'm not sure of the exterior SF but this is the house.

Additionally, I negotiated that the seller do a new exterior paint job ($20k), $6,500 in landscaping, and $5,700 in deck work to transform the exterior to attract new quality tenants.
