@Theresa Harris while I agree in principal, given the current environment and the lack of habitability i would not want to stir the ants nest so would accept their extension.

I'm happy with my life and building a nest egg over time works for me.  

Looking to earn other money than my W2 to continue to build up my nest egg for my first investment property. 

I have always been relying on having a very nice nest egg waiting for me when I retire, but like many of you, am starting to realize that I don't want to wait until I am 65 to enjoy it. 

On the SFR stuff you can line those up very easy and I am sure the  Sub to boys can and will now figure this out to further feather their income nest with the clients  instead of a fee you will now also figure out how to take a long term participation in the deal and you could do that with a second behind the sub to loan that your clients are taking on be super simple.. just talk to an attorney and have them craft one specifically for you..

personally last thing I would do is put up your nest egg .. were its your money and someone elses great idea. even  if it is family.. or if your compelled to do it.. just dip your toe.But again this is a perfect time for you to buy your own home to live in and set your foundation.
