I personally have each of my properties setup in their own LLCs (no biz license required where I am at) and then have a personal liability policy to cover myself as an individual in case someone got through the LLC wall.

You need to look at each individual property, how old it is, what major repairs have been done and when, and what it will cost to do major repairs. 

Also you may want to consider Checkbook IRA (aka IRA owned LLC), which will enable you to bypass the custodian and have checkbook control over your retirement funds.

As it enables you to live in one unit of a property while renting out others to pay your housing bills, house hacking is an excellent strategy—especially for first-time homebuyers.

If these were great, easy going tenants, I would probably get them a new key and move on with my lifeBut these people would annoy the hell out of me....... and I'm not going to continually enable them to make me there servant for every little issue.

The thing that I've found makes them smoother is allowing each party to close individually and early when possible.
