Upon expressing my frustration, the sales guy from Networth Realty apologized and said he was embarrassed by the number of problems but then lied to me about the ARV (gave me a new ARV based on total property size not the building size.

It's been 1.5 days (I'm now making an embarrassed face.). 

At that point what they needed was someone who had cash buyers in their pocket, or the ability to buy it themselves.Sometimes people have legitimate reasons for not wanting to list their property on the MLS (embarrassment, etc.) or need to get out of it quickly for other reasons.

How Embarrassing!

End of the day, is it worth risking the embarrassment - though not a federal holiday, it’s Valentine’s Day in the evening at someone’s home... just reschedule and don’t be a jackass landlord.

Not having these two reliable members on board has been embarrassingly costly.  

@Kendric Moore great enthusiasm on your end, but maybe you should take a moment to research who @Jim K. is here on BP before embarrassing yourself with your silly offer:)@Jim K. we have the same problem here in our market.
