If a STR has a typical homeowner's policy and just Aircover, and the property burns or a tree falls on the home, it will not be covered at all because it was operating as a business under a homeowner's policy.  

It's an inexpensive market, but don't fall for cheap opportunities that look good on paper and details left out concerning the location and the vacancy rate. 

I'll have close to $1M available in the fall.

In most states (or all) hard money lenders won't lend on owner occupied properties because they fall under far more strict regulations.

Is the water in the window wells rain water that's falling in from above, or is it ground water that's seeping up from below the window wells?

Although her data and approach seems solid in paper, but if she accumulated all these properties in 2021 with these lousy future booking, I'm afraid if she's going to fall ... hard. 

Last I read about this issue, its been challenged in courts and I'm guessing their home owners insurance doesn't want to be embroiled in this; this gets into privacy laws, and it will depend on state specific laws but also could fall into harassment or even voyeurism. 

Its alot of hoops to jump through that would sadly fall apart under audit.

They are underground and the water table rises and falls underground and some areas.Good Luck!
