At the end of the 1031, the LLC is dissolved and the properties (or cash) go to each of the former members.This is not used often anymore for some obvious issues - First, finding properties to match the valuation of the members interests is very difficult. 2nd, in a partial exchange there will be a tax event to the LLC that needs to be passed along to the former member that does not want to do a 1031 exchange and gets cash instead.

You are going to have a lot of trouble finding financing options with a 2nd lien and to 100% make up a purchase price (i.e. 100% debt financed with no equity or down payment "skin in the game") as part of your payment.I'd recommend looking in the "Creative Financing" subforum if you want to explore potential ways of doing this but frankly it is really difficult to find a genuine "shortcut" that wont end badly for not investing any of your money at all.BRRRR Method remains IMO the best for this but you still have to put some of your own capital to use during the process

It seems fairly difficult to get into something there but I may reach out in the future @AJ Wong if we decide to move forward.I don't live in the area so it wouldn't be a hosted rental situation @John Mason but it's good to know about that option.
