if you decide to waive any fee at anytime always send them an invoice or something indicating the one time waiver so they know there was one and you won't let it go next time.

although it seems like there is neverending land, the main parts of the city are quite built out which is why its seen such high appreciation in the "Boom" time for oil and has(the oil and gas biz)I Actually think houston as a rental market is not really a great deal unless you are doing mega buildings and the reason is that the property tax rate here is so dang high.

You report your expenses for tax purposes when you actually pay them, which in this situation is when the funds are paid out of the escrow account, but you want to see how you're doing on a monthly basis and those lump sum payments can wreak havoc with your understanding of how things are going.If you're using QuickBooks, here's a way you can "trick" the system into doing both.Each month, record a vendor invoice for 1/12th of the taxes and insurance.

Also, if you list the property for sale through a Realtor after rehab, it has been my experience that the buyers agent always asks for contractor invoices for the work performed to make sure it was up to standards.
