The reason is there is usually a resturant or other retail shop there and now you have customers you would never have that WILL spend money while they wait 20 to 30 minutes to charge.

Some allow cash, most require the 10% deposit to be paid with a certified check made out to the referee but there is no verification of funds.

I did get a complete nutjob once though that nearly made me lose my mind.

I suspect I (my lawyer) would have gotten this rectified in a week or 2.I am glad this seems to be getting resolved but this was via a fortuitous connection made via this post.

One way this can happen is if there were two tenants on the lease - the check should be made out to both of them.

Just as fast as a good reputation is made on line, one can be ruined.  

You need to understand the market, advertise to buyers, show it in the best light, know what to say and what not to say, be skilled at negotiation, understand contracts, and much more.If you don't know how valuable a good agent can be, it's because you've never used one, or they made it look easy because they are skilled.
