Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.

Since it's not your property yet you can get in contact with them and just ask the questions you have such as how much clearance is required and perhaps you can take a picture or two of the power line and the lot to see if that's something they can relocate.Good luck.

And also not a dig on Brokers  but Brokers can basically offer zero help in most instances if your having issues.. they get paid to close the loan then are out of the picture they have no authority to do workouts or modify terms etc U would be working with the actual lender then..

When you zoom out and look at the big picture every rental property needs a total gut rehab every 30-50 years at about $50-$80 per square foot, which will long term wipe out all your cash flow and then some if you don't have corresponding appreciation to offset.I have been investing in Milwaukee for 15 years and it took me a while to see this pattern.
