If you delead, and maintain the standard, you will be in the clear.Here's the law (emphasis added by me):460.100: Duty of Owner(s) of Residential Premises (B) Whenever any residential premises containing dangerous levels of lead in paint, plaster or other accessible structural material undergoes a change of ownership and as a result a child younger than six years old will become or will continue to be a resident therein, the new owner shall have 90 days after becoming the owner to obtain a Letter of Full Compliance or a Letter of Interim Control, except that if a child younger than six years old who is lead poisoned resides therein, the owner shall not be eligible for interim control, unless the Director grants a waiver pursuant to 105 CMR 460.100(A)(3).

When we started years ago, I compiled a lease from about 3 different samples that I had found so it contained the general concepts that I wanted.

And it also retains the anonymity of your 1031 if you choose (this is usually more desirable on the buy side of a 1031 for sure).Slowly, over time this is becoming a moot point as more and more realtor board contracts already contain a 1031 clause.

There is a misconception contained in your post which is indicative of what a lot of new investors think.

I would like to have a company called Containers In Motion (located in Boca Raton, FL) build a residential storage container in my large backyard (for the single-family home), and would like to separate the double lot into two individual lots to build a residential storage container (one per lot).

But, there are typically state laws for what a contract Must contain, so you need to make sure yours meet those laws.
