This seems to be for a few reasons:- Increased rates- Golden visas in Greece - Continuously increasing popularity of short term investingMany people instead are purchasing properties with cash and are receiving 4-5% returns, however, that's something that I'm not interested in and doesn't allow scaling.At that point, I've concluded that the two most profitable options would be house flipping and short term investing, as you very well suggested.That said, I'd like to ask you two questions please:- At the moment, what is the gross margin in a good area in the US?

Sometimes sellers never realize they were in the wrong MLS, and they conclude that agents are boycotting/blacklisting flat fee MLS listings, which is not the case.Reading reviews for flat fee MLS services should be considered essential because the most advertised/cheapest services typically have awful reviews, and lots of ticked off, unsuccessful home sellers sharing bad experiences.

I have not concluded on the financing combination yet, but the likely ranges would be 10-15% buyer down payment, 30-40% private lender financing and the remainder through conventional financing.

I have concluded that my work in those cases was not SE income primarily because I have only performed them for people who have named me in their Estate Planning Documents (none of which I encouraged) and have never offered those services beyond that.

Hi everyone,My job allows me to work with clients that have real estate investment portfolios and work with real estate agents and after talking to many of them I concluded that it seems that the rule of thumb for buying multi-unit properties is to try to pay less than 10x yearly revenue.
