If there was some kind of paper by some respectable company that compiles data from many income producing properties to estimate long-run expenses that you could use in negotiations, it still wouldn't work in your favor.

Everyone I know who has succeeded in Investment Real Estate has compiled there "how to" from an assortment of places, not one relying solely on some "program". 

The bookkeeper is the person who creates the books and that consists of putting together (compiling) all your records.

And/or get referrals and shop for the right expert who will charge you a fee that best represents the work in compiling your return.Walk from this guy...

It starts with compiling a list of candidates.

When digging through the date and trying to answer such, one is going to have to look at a compilation of markets/ states/ regions and such over vary long time scales to get past impactors of time be it market variations like '08' collapse or various wars etc., to get too the data to answer such.

You can likely find most of the information from RESheets on here and compile it yourself and customize it accordingly.

They survey realtors and other RE industry pros and compile lots of data.

I also like the picture app Photosynth which takes a bunch of pictures and compiles it into one picture.
